Regulatory Reform Order (RRO)

Did You Know?

We hope the information in this section is useful...

Please contact us to see how BDS can help your business keep pace with current regulations.

Downloads (PDF):

The Regulatory Reform (Fire Safety) Order amends or replaces 118 pieces of legislation. It applies to the majority of premises and workplaces in the UK with few expectations.

What will this mean to owners & occupiers:

While the Fire Service will enforce the law, the RR(FS)O clearly identifies the responsibilities of the owner/occupier who is expected to carry out a Fire Risk Assessment to determine that there are adequate:

  1. measures to reduce the risk of fire on the premises and the risk of the spread of fire on the premises;
  2. measures in relation to the means of escape from the premises;
  3. measures for securing that, at all material times, the means of escape can be safely and effectively used;
  4. measures in relation to the means for fighting fires on the premises;
  5. measures in relation to the means for detecting fire on the premises and giving warning in case of fire on the premises;
  6. measures in relation to the arrangements for action to be taken in the event of fire on the premises, including -
        (i) measures relating to the instruction and training of employees;
        (ii) measures to mitigate the effects of the fire.

BDS offer a full site fire risk assessment and report to insure that the measures you have in place meet the requirements of the new RR(FS)O. For further information please contact us on 020 8773 3377.

BS 5839-1:2002, Section 6 Paragraph 45
Inspection & Servicing

It is essential that the system is subject to periodic inspection & Servicing so that unrevealed faults are identified, preventative measures can be taken to ensure the continued reliability of the system, false alarm problems are identified and suitably addressed, and that the user is made aware of any changes to the building that effect the protection afforded by the system.

Periodic inspection and servicing needs to be carried out by a competent person with specialist knowledge of fire detection and alarm systems, including of the causes of false alarms, sufficient information regarding the system, and adequate access to spares.

THIS WOULD NORMALLY BE AN OUTSIDE FIRE ALARM SERVICING ORGANISATION

Care needs to be taken to insure that if for example, in house employees are used for the task, they have equivalent competence to the technicians of a typical fire alarm servicing organisation.

Competence of a fire alarm servicing organisation can be assured by the use of organisations that are third-party certificated, by a UKAS- certificated certification body, to carry out inspection and servicing of fire alarm systems.

BDS have been maintaining fire systems for more than 14 years has UKAS third party certification with BAFE and its Five directors have over 100 years experience within the Fire systems industry.
