About Kings Place

Located near King’s Cross Station and designed by celebrated architects Dixon-Jones, Kings Place brings together under one roof a creative hub, a dining venue, a conference and events centre, and office complex. Flanked on two sides by the Regent’s Canal, the seven storey building provides 27,800m² of commercial offices, art galleries and waterfront restaurant spaces. At its heart is the 420-seat Kings Place Concert Hall, the first new public concert hall to be built in London since 1982.

 

In addition to being an iconic, mixed-use building, Kings Place has been planned and designed from the very beginning as an environmentally sustainable development. The design accommodates the difference in scale in the local landscape by breaking the building down into three basic components: a smaller-scale block on Battlebridge basin and the rotunda on the north-east corner are connected to a long rectangular block facing York Way. Between these components, running west to east is a magnificent street-like atrium where the ground floor visitors can see all seven above-ground levels as well as views towards the canal.

 



The Challenge

For such an iconic and prestigious development, Kings Place needed to ensure that the building and its users were protected from fire damage and that the building was fully secure from vandalism and theft.

 

BDS Fire & Security were awarded to design, supply, install and commission a fully integrated CCTV, intruder alarm, door access and public address systems as well as voice alarms and a networked fire alarm system.

 

Within the building, having the latest and most effective fire detection system was paramount to protecting the people and its contents. The two art galleries required state-of-the-art environmental specification (ie temperature control, lighting) as well as the flexibility in load bearing and display systems to facilitate regularly changing displays and touring exhibitions. With valuable assets regulary being moved; Fire and Intruder Detection, CCTV and Access Control solutions needed to ensure that the risk posed to the galleries and the theatre was kept to a minimum.

 

The biggest area of fire risk to the building was the theatre and the atrium. The atrium is designed to bring as much natural light as possible into the building and contains many of the public facilities such as the café, bar and restaurant and leads on to the music, gallery and waterfront areas.

 

The Solution

As an approved supplier and Elite System Integrator of Gent By Honeywell Fire Detection Systems, BDS worked closely with Gent to provide a fully integrated fire solution. The initial base build include the networking of three 6-loop Vigilon panels together with innovative multi-functional Squad Sensors and was developed into an 11 panel network.

 

The client’s requirement for the signalling of smoke clearance, fire dampers and venue lighting control via the fire alarm system provided BDS with a very complex cause and effect programme which was only possible by using the flexibility of the Gent Vigilon Fire Panel software tools.

 

The versatility of the Vigilon range of control panels enabled the mix of single loop to six loop panels, networked throughout the building. The Vigilon fire alarm cause and effect manages and controls the smoke clearance, extract fans and fire dampers within the venue using a simple to operate fireman’s control panel, which has outputs operated by 49 interface units.

 

The system is also interfaced with the venue entertainment lighting system, controlling its operation through time delays during fire alarm activation. To ensure controlled evacuation of the venue the lighting levels are adjusted accordingly using “slow mode” via the Gent fire alarm system programme.

 

Alongside the fire detection system a 33 No. IP and digital camera CCTV system, access control, intruder alarm, intercom and disabled refuge solution was integrated into the building, interfaced with and working alongside the fire alarm system. Operators have full control of the fire and security system from a single control room, ensuring ease of use and of maintenance.

 

The success

Working closely with all contractors and designers of the building, the £1.2 million fire system and security project took over two years to develop, install and complete. The tailored bespoke system now ensures that Kings Place is one of the safest and most desirable cultural venues in London to visit and work.
